Wilmington, NC Area Real Estate Market Update – August 2024

Winter is coming. If you read my market update emails, you know that the market tends to drop off after Halloween and pick back up in February, peak in late spring/early summer, then drop back off again. This year appears to be no different, and we can expect a greater lull in January as this is an election year. Regardless of who wins, the real estate market is always affected by the uncertainty.

Other than that, there wasn’t much change for August. Here’s a summary for you:

For New Hanover County, number of listings sold increased from 360 in July to 365 in August. August 2023 listings sold were 392. Median sale price rose to $479K, all time high, average days on market stayed level at 47, and inventory stayed at 2.9 months.

For Pender County, number of listings sold increased from 143 in July to 171 in August. August 2023 listings sold were 155. Median sale price rose from July to $432.4K, rising back up towards the peak of $465K last August. Average days on market rose slightly to 46 days, and inventory declined slightly to 2.0 months.

For Onslow County, number of listings sold dropped from 469 in July to 369 in August. August 2023 listings sold were 430. Median sale price rose to an all-time high of $290K, from $285K in July. Average days on market went up from 37 days to 46 days, and months of inventory climbed from 2.1 in July to 2.8.

For Brunswick County, number of listings sold declined slightly from 536 in July to 529 in August. August 2023 listings sold were 537. Median sale price rose slightly to $383K, close to the all-time high of $392.7K in June 2023. Average days on market rose slightly to 69 days, and months of inventory stayed steady at 3.6.

These are based on overall market averages and may be significantly different in micro markets of particular neighborhoods and price points.
