Wilmington, NC Area Real Estate Market Update – July 2024

I do not see any major surprises or changes to the market data in July 2024. Inventory in New Hanover, Pender, and Onslow Counties remains under 3 months. Brunswick County had 3.6 months of inventory in July. Year over year inventory for July is slightly higher in these four counties, with New Hanover showing a one month increase from 1.9 months in July 2023 to 2.9 months in July 2024. Still very low supply relative to demand.

For New Hanover County, total sales volume, number of listings, and average sales price were all back up in July. Sale to list price declined to 98% and average days on market went up to 47, with the median still at 19 days. That is one trend that is ticking upwards overall in the last two years.

For Pender County, total sales volume, number of listings, and average sales price all declined slightly. Sale to list price went up to 98.5% and average days on market went down to 41, with the median still at 19 days. Days on market has trended higher in the past two years, and overall is fairly stable for the last year.

For Onslow County, total sales volume and average sales price were down slightly, while number of listings went up in July. Sale to list price increased to 99.3% and average days on market declined to 37, with the median still at 17 days. That is one trend that is ticking upwards overall in the last two years.

For Brunswick County, total sales volume and average sales price were up slightly in July, while number of listings declined. Sale to list price increased to 98.1% and average days on market was about flat at 66, with the median still at 37 days. That is an obvious difference in time on market from the other counties.

These are based on overall market averages and may be different in micro markets of particular neighborhoods and price points.
